Step 1
See the end date before it arrives
A few doors still produce overlapping expirations. The coming end date should be on the unit so you start the conversation with time left, not after the term already lapsed.

How-to for small landlords
Renewal is a process on the unit: see the end date coming, send an offer, get a signature, and replace the term. Remembering to ask in June is not that process.
Why it slips
A clean next term
Step 1
A few doors still produce overlapping expirations. The coming end date should be on the unit so you start the conversation with time left, not after the term already lapsed.
Step 2
New rent, new end date, and a reply-by date. A hallway yes is not a file. This is the renewal step, not storing last year's PDF.
Step 3
Paper or e-sign. The signed term belongs on the same unit as the offer. If they decline, record that too so you are not guessing in 30 days.
Step 4
Once it is signed, the current term should be the new one. An old end date left on the file is how you send next year's offer late again.
In Rentway
Rentway is property-management software for landlords and managers. Renewal is a new term on the property, with e-signature when you need it. This is not a filing-cabinet recap.
Upcoming end dates visible on the unit
A written renewal offer you can find later
Signed renewals attached to the same rental
Current term dates that match what they signed
Try Rentway for 14 days with no card required and run renewals as an offer and a signed term on the unit.
